Wishing you a wonderful New Year in 2012! The operative word here is to make it fresh and new! May you have health, prosperity, love, and happiness.

I have to share a couple of photos from a quick mini road trip. One of the great things about living in Columbus is that there are always places to go and see within a few hours. We chose Frankenmuth, Michigan for our excursion this year. If you go, make sure you have the world famous chicken! We stayed in the Bavarian Inn and visited the Christmas store "Bronners" for a couple of hours.

Only 4.5 hours away and worth the trip!

Heaven Received an Angel Last Week....

One of our long time clients and dear friend passed away in her sleep last week. Sometimes we wonder how we connect and how we affect others in our business. I was quite sad about it because we had been through four home sales together which was a bonding experience each time for us. You really get to know a person a different level when they invite you into their home and move.

As I payed my respects to the family, they mentioned that she had a photo of my son when he was a baby. He is almost 13 now. She kept a photo from when she visited me some time ago, and as I looked through her photos today on the memory board, I realized how much she shared about her family. I recognized several of them right away from her descriptions. Her life was one that was well lived, and respected. We shared a common love of poodles. Her niece had adopted three beautiful boys from Guatemala and she was so in love with them and she knew of our adopted little girl from Guatemala and there was a common bond. She & I had a conversation about how she had wanted to adopt but as a single lady, didn't think she could do it. She was a chemist! That was one thing I did NOT know! Why didn't I know that? But, what I knew was that her heart was warm and always ready for a cup of tea. Life circles round and when you see how you have been touched by others, it comes back to you. As we sat in her kitchen about a month or so ago, she was planning on a move to a condo and she giggled at me with a twinkle in her eye when she told me she was taking out a 30 year mortgage.

I am so thankful for the friendships that have come and gone and come again. May Joellen rest in peace and know how much she was treasured on earth. Her life made a difference to everyone in the room. They all said they could feel her presence and knew she would approve as everyone told her story as only a person who really knew her and appreciated her could tell it. I forgot to tell them about the day she called me after they moved out of their very traditional two story colonial home only to find the new owner had painted it yellow. I said, is a a golden yellow? "No", she laughed, "it's a big bright banana"! We laughed as I ran out the door to take a look myself!

I shall miss her phone calls, but mostly the laughter.

Baby, it's cold outside! But, we are still showing lots of homes to relocation clients. It is the end of the year, and decisions are made and plans for moves are expedited. They also like families with children to move now to help their transition into school be a little smoother at the break. Life gets a little more complicated, but it is a good thing when your company transfers you to Columbus, Ohio. Our city has a lot to offer to the relocating buyer!

This Business of Real Estate is Definitely Not for Sissies!

Looking back on the past 30 days or so, I think we have had quite a ride! In spite of many obstacles, my team has remained positive. With two of our listings having copper stolen from them, we had to deal with paperwork with the police, insurance claims etc. We have had bad home inspection reports to muddle through, short sales, buyers who didn't get their loans in spite of preapprovals, appraisal cuts, relocation paperwork, etc. It isn't what it used to be by any stretch of the imagination. This is the new normal.

But, we have also had some inspiring things happen along the way. One of our clients was severly injured in an accident and was in Dodd's hall. Our title company went to her for the closing and her friends banded together to get her out of her home in time for possession. She remained positive and was a true inspiration. She has been on my mind and when I think of how she handled this adversity, I feel more calm and blessed.

Every day, something new happens which makes our job a little exciting, a little stressful and a little bit more challenging. But, at the end of the day, we all feel like we did our best and helped people through their challenges.

So, whatever life throws at us, we will do our best to help in any way that we can. Keeping a positive outlook is what we have decided we need to do!

Wow, have our phone lines been busy with people asking about their "love letter" from the auditor's office! If you need help in deciding what to do before the deadlines, please give us a call and we can help you!

If you feel it is undervalued and you plan to sell soon, then you do need to be proactive. People believe what they see in black and white and if you have a low value on your tax records, that is what they wil gravitate towards when they make an offer. So, it is better to be higher if you are selling in spite of the higher tax consequences. In UA, there are older ranches that vary from $249,900 to $375,000. It DEPENDS on the updates that the home owners have done inside. If they haven't maintained or updated, then they are on the lower side. The county has never visited. A realtor has seen most of the homes in their areas of expertise.

54.6 Percent Increase in Contracts Pending Over 2010! Great News for Columbus Ohio Real Estate Sales!

July 20, 2011- The housing market in central Ohio took a turn for the better last month when 2,552 homes were successfully put in contract. This marks a 54.6 percent increase over homes put in contract during the same month one year ago according to the Columbus Board of REALTORS®.

Home closings, however, continue to lag the previous year. The 1,989 homes closed during the month of June were 16.6 percent lower than closings during June of 2011.

“Both the sales and in contracts are still strongly tied to the expiration of the home buyer tax credits last year,” says Rick Benjamin, 2011 President of the Columbus Board of REALTORS®. “June 30, 2010 was the deadline for homes to close in order to take advantage of the tax credit so closings were exceedingly high last year during the months of May and June.”

The deadline for homes to be in contract, however, was April 30, 2010 and the rush to get into contract caused a bit of a lag in the following couple months. That said, a 55 percent increase in homes going to into contract is exceptionally high - and a good indication that sales should be healthy in July and August.”

The average price of a home sold last month was $172,512, which is 9.1 percent higher than the average home sale price during the previous month, and only 0.8 percent lower than the average sale price one year ago.

At the end of June, there were approximately 16,065 residential homes available for sale in the central Ohio area. School districts seeing the highest number of listings added to the market include Columbus

The kids were laughing, music playing and everyoen was just having a wonderful time at the grand opening celebrations last weekend. I highly recommend going down for a stroll along the river. Happiness is doing what you love to do! So, how many of us truly go after what makes you happy? Do you float along and catch the next wave to see where you wash ashore? Goldie does! She makes me laugh, honestly, she does. Her story of how she drove across the country from Maryland with her right door flying open when she turned left made me laugh out loud.

I thought about how I got into the Real Estate business today. I opened up the Columbus Dispatch and called Craig Barone who was interviewing new agents. I went back to school for my license after meeting with him so I really was free spirited back in the day! If you want to be happy, follow your dreams..sometimes that means making a change. If you think you have always loved homes and watch "Househunters" maybe it is time to meet with us and see if a career in Real Estate would make you happy! It would be really hard to be "Goldie Hawn Happy", but if you love what you do, I will take that any day!

Multiple Offer Situations in a Changing Market

Recently we had 3 properties receive multiple offers. For us, it has been an "awakening" and very welcome after a long winter's nap. When you are representing the buyer, make it clear what needs to be done in order to be the "winner" without "losing it". It is a two edged sword but if you make it clear what could happen, and let them know they could lose their dream home, it takes the decision making process into another level of stress.

The agent should provide comparables immediately to the buyer but also make sure that they have submitted an offer in writing as soon as possible to make sure that their offer makes it to the seller's table before another offer is accepted. You will never know what the other offer is unless you request it in writing.

Multiple offers are hard to handle and must be done with care. There are agents who counter back to the buyers with the caveat that the seller will sign a second time on the counter that is best and only then will it be accepted. So, the buyers are left to worry about whether they made the right decision with their offer. Hard to follow, right? I like to counter with highest and best offer within a certain time frame to give everyone the same opportunity when I represent the sellers. It helps to know if they are preapproved so make sure you have your letter handy!

Hopefully, we will continue with our brisk spring market and have many happy homeowners springing up around Columbus!
