2015 Real Estate Market Update for Susan's Team!

Well, as you can see, I haven't been very prolific with my blog lately.  We have been busier than normal this year.  Homes, on average, are taking less than 3 weeks to sell with many going into contract within a couple of days. 

It is hectic because your agent needs to be available at all times, days and quickly.  If I didn't have my team in place, I would be frantic some nights!  If you want to purchase a home in this Columbus market, my advice is to fasten your seat belts and be prepared to make a quick decision. Once you have been looking for awhile, it becomes easier. 

Our sellers are pretty excited to come into the conference room when there are more than a couple of offers on our table.  Our biggest number of offers was seven, and such a hard decision which one to take! We had to do a little unconventional negotiation, but it all worked out with a successful closing this afternoon.

We have been writing contracts over full price consistently in order to procure the home for our buyers, which is why it is a little unsettling. You need to be able to trust your agent's instinct and listen as they guide you in this market.  One day, it will not be a seller's market and things change.  Look ahead and decide if the home you are purchasing will increase in value or if it is one that has enough quirks that it might become second choice in a down market.
